Had this chat the other day with my broker.
Lenders do not take SMP into account in the main - they dismiss it.
Now there maybe some lenders who don't dismiss but it sounds like you are dealing with one that do dismiss.
We're going to lock a remortgage in on an offer 6 months ahead of time to avoid all this nonsense - we have built up a big savings pot to cover but I can't be bothered with the inevitable hassle.0 -

Not really. You are trying to push the boundaries to afford the mortgage. So easy to dismiss a genuine question by kicking the can down the road so to speak. Lenders have to take a more subjective view.
Remember MMR is still new. So will take time for people to understand what they are saying rather than just reading the script.0
