home buyer report

Hi
I just had a offered accepted for a property build in 1999 Sept.
Done two viewing the property is in pretty good condition only change it had since build is a new conservatory extension.
Cant see any visual damp, cracks etc, pretty well maintain.
Slight downside is the owner is still using the water tank system instead of the combi boiler which im use to.
Due to the age and condition do you think its worth paying another 400+ for a home buyer report?
