Evening everyone,
I am still awaiting an offer of a mortgage - few months into the process. Have finally heard today that due to work that needs doing I may get a offer but it will be for £5200 less than value of the house once work is done. Valuation company are currently in the process of reducing their valuation (which was given before damp and timber inspection).
Basically, I was wondering if anyone could give an opinion of which route they would take - try to reduce my offer by £5200 or get the vendor to organise work before completion? We don't have a spare £5200 to get work done ourselves.
My advice to anyone buying would be to get a detailed report done, especially as out vendor provided a guarantee that stated damp proofing had recently been carried out.

Was the "detailed report" paid for and conducted by an independent specialist? Or was it done by the people who are quoting £5200 for the work needed?0
