PROBATE * MORTGAGE WAITING PROBATE * First time buyer

Ok, so this is my first post.

Last week i put an offer in on a property which was accepted by the owner. It is an empty property, and I am a first time buyer & just want things to go as smooth as possible.

I put the offer in on the Monday which was accepted, however i got a phone call on the Friday morning from the EA telling me that the owner of that property had dies the night before. So now the property has to go through probate.

The owner has made a will, and has put one individual in charge of everything. Who has stated that they still want the property to sell as quickly as possible. However i am concerned that this could put a huge delay on things.

1. How long is my mortgage offer valid?
2. How long will this Probate take?
3. Is it possible to move in before it completes?
4. When should i mention this to the Mortgage company?

    Hi I hope this helps as I have been through probate,
    Probate if strait forward will be done and dusted within 4 weeks once the executer has the probate certificate the sale of the property is very strait forward a mortgage offer could be anything between 12 or 16 weeks so plenty of time and no reason why your solicitor cannot proceed, if there are people contesting the will however then probate will not be granted till this is sorted

    And you will not be able to complete or move until probate has been issued , one thing to keep in mind is if a family member wishes to withdraw from sale due to keeping or buying out others then this can happen
  • We bought a house who's onward chain was a probate property , it did very much delay our move I've got to be honest, infact our buyers ( first time ) nearly pulled out purchasing our house , so we had to push our sellers and they had to move into rented . They have since bought their house now but the delay was around 4 months x
