negotiated price reduction - next step?

How - or when does one go about informing your mortgage company that you have negotiated a reduction in the price of the house you are buying?
Do you have to tell them why a reduced price has been agreed?
Does this usually affect the loan amount? Or do you have more cash in the pocket to sort out the repairs/ refurbs?
Any advice would be appreciated!:)

You should tell them immediately, also inform your solicitor. As this may well impact your mortgage offer. Depending upon the product you've applied for.0
