Mortgage problem

Hi i hope there is someone out there that can help me. I'm currently going through a divorce and my wife is trying to get the house awarded to her by the court.
The house is in my sole name
We have no dependant children
I have cash offers for the 3 bed property for £187,000 and £155,000
She has a valuation by a surveyor for £90,000 because of historic subsidence.without subsidence it would be worth £280,000
Her solicitor has asked for a letter of authority so they can deal with my mortgage repayment of £57,000 which i am reluctant to do as I am not sure of the the implications.
The property is uninsurable thus unmortgageable.
I have offered to sell the house and split all the proceeds 50/50 for as much as I can get at auction. But she wants 100%
If the court believes that its just worth the £90,000 they have indicated that they will give it to her.
My problem is also with the mortgage as they want me to stay on it thus penalising me from ever getting another house.
I'm 50yrs old and she is 45 yrs old
Assets none apart from the house.
I have no pension and she has an index linked final salary one worth approx £28,000.
Can the mortgage be transferred to her?

    Sorry no one can answer your questions.
    Without all the information and history ! Age, income, how long married, deposit etc and what the court and solicitors decide.
    Why would your EX get 100% of the property value ? Why is just your name on the deeds ? Who bought the house, paid the deposit, pays the mortgage.
    Why have you not paid into a pension ?
    What is it worth and can you sell it !
    Down to the courts if you cannot agree.

    my name is the only one on the deeds and mortgage because my ex wife has ccjs against her and unpaid debtors after her.
    we were married for 20 yrs.
    deposit was paid using property previously owned by me.
    I still pay the mortgage and haven't missed a payment until recent financial problems.
    There are two grown up children 19 and 21 yrs old living at the property and she sights keeping a roof over their heads as the reason for her needing 100% of the property.
    she earns approx £35,000 in a secure salaried position as a senior housing officer.
    I am self employed and earn approx £30,000 and am up the creek without a paddle.
