Property for 280k

I have found a property for 280k that is listed as selling price £280k however on all of the valuation websites they have said between £224k-£255k and I know the seller only paid £230k for it two years ago.

Whilst it is on the market for 280, would putting in an offer of 230 be ridiculous?

    You can only get a no. I was in the same position (not £230k though I may add) and put in what I thought was a ridiculous offer and it was accepted that day.

    Some say you may not come across as a serious buyer but I say go for it. I used the fact that I was a chain free first time buyer to try to persuade them that it would be a quick and easy transaction.

    You can only speculate on what their current situation is. Some may be desperate to sell in which case may accept a loss others may not be in a hurry and will decline, but that's all it is.. A decline. You could always go higher if you really want the property.

    You need to compare the asking price to comparable properties in the area now. That's the only true guide.

    I doubt if an offer £50k below asking would be taken seriously at all. Why would it?

    Personally I would be very wary of any buyer offering that low and avoid them at all costs unless no one else was out there.

    That low an offer with such poor reasoning would just come over as a chancer and likely to cause problems along the whole process.

    Just me.

    Yes I did have someone who did that and the estate agent was told to just ignore them. Property up for 250 they offered 220, sold for 248. They also quote the same type of drivel.

    I bought my house for £167k and sold 2.5 years later for £219k (not London or surrounding area). But we did a substantial amount of work in that time and yes the valuation websites put it a lot lower but we advertised for £229k and got £219. Can you tell if the current owners have done something similar, e.g. new kitchen or bathrooms, extensions, complete decoration???

    I agree, look at what other houses had sold for in that area.
