Make sure when using the calculator, you enter the ground rent and service charges yourself in the "mortgage" outgoings box and leave the tenure as freehold.
If you change it to leasehold, you'll get the system figures which are a lot higher than the £150 a month I was entering!

I am still so shocked that more specific questions were not asked during the initial process, but yes defo something for Halifax Leasehold customers to confirm.
