  • I'm in the process of buying a house in stoke ( subsidance anyone?) and I'll be having a FULL survey done so if the house does decide to slide in to the depths I'll have some come back on someone. Top tip always try and make someone else accountable.

If they are three days away from completion contracts will have already been exchanged and it is the responsibility of the buyer to have arranged insurance. As such there is no reason not to come clean as the buyer is legally committed to complete and can claim off their insurance policy.

Did you miss the post where Martin stated that contracts had NOT been exchanged?

Well if they have not exchanged yet. The buyer's contract which the seller will sign should say something about declaring any material changes since the survey, or last visit. So the seller is obliged to declare or face a breach of contract suit which would entitle the buyer to back out.

I'm appalled that anyone here is suggesting not telling the buyers, whatever the legal situation. Remind me NEVER to buy a house from you.
  • I would tell them before the move. While I still own the house it would be covered by my insurance. I couldn't stitch someone up like that.

    I would tell them.

Do unto others as you would like them to do to you.
I moved here from Zimbabwe (Rhodesia) in 1980. I went to Borrowdale Primary School.
