Unadopted road stress.

Sooooo. We have the mortgage offer.
Survey came today too. Which says:
'Assumed unadopted road, conveyancer to check legal requirements.
Eh?!
Does this mean that if the road is unadopted we have to have offer revaluated or that they have assumed it unadopted and given us the mortgage offer anyway?

I told you all something would crop up!

Any info appreciated.

    I presume it's valued on basis that it's unadopted and that the maintenance obligation isn't too onerous (e.g. you pay a fair share with everyone else who uses it).

    I'm worried our offer will be pulled if it's unadopted. Bleurgh!

    But the valuation already assumes it is unadopted, and they've offered? If it said "assumed adopted, you'll need to come back to us for a revaluation if it turns out to be unadopted" then you'd have more to worry about.

    What sort of property is it anyway? If it's a new development then it's normal to wait until the development is complete before adoption happens.

    The last two houses we had, roads not yet adopted and one house was 5 years old and one 8. It made no difference to anything.

    I hope so. It does say assumed unadopted estate road conveyance to check legal rights. I've emailed my solicitor to clarify too. Such a stress. Thanks for all your comments.
