Frustrated - Accord

Hi all,

Wanted to share my woes with you, in the hope of some friendly advice.

Around 5 weeks ago we submitted an application to Accord via a broker. We have a near perfect credit score and more than enough income.

Accord have conducted a valuation and reported that the results were fine. We are however at a stumbling block. They are after additional documents from an old address of mine. Everything I send them gets rejected!!! I have literally no more documents to give (no utility bills were in my name there). I managed to get tax statement but they said they wanted something a couple of months newer.

Does anyone think I'm done for? I don't want to lose out on the property or the fees I have paid so far. I'm beyond stressed with it all. My MA has said we are close to an offer and thinks an appeal may be needed.

Would it be wise to apply elsewhere?

Were you not registered on the electoral roll at this address?

welcome to the world of Accord, theyre the only lender I refuse to send business to. They seem to make even the simplest of applications like pulling teeth.

What exactly will Accord accept? Have you asked them? If they are a sub prime lender, you might not get anyone else through a broker, did he give you a choice of lenders when you went through him?

Frustrated and Accord. More of a marriage than Salt and Pepper, Jack and Vera, Bert and Ernie etc.

Agree with ACG. If they were the last lender on earth I would find them hard to justify.

If they declined a case on the colour of the car in the drive I wouldn't be surprised.

Accord are not a sub prime lender.
You are more likely to get sub prime lenders through a broker than direct.
Why would a broker give the client a choice of lenders? Its the brokers job to narrow it down to the best lender for the clients cirucmstances - it doesnt always go to plan, but that is what we (as brokers) are paid to do. We are not paid to say theres a list you pick.

  • Accord are anything but a sub prime lender !!!

Extremely competitive rates in most cases (but a very high SVR), and 'picky' in the extreme about supporting documents.

Like most lenders they have particular 'hot issues' and one of theirs is 'proof of residency' at previous addresses (particularly if there is any break in voter's roll history).

How about bank statements (even if you have to pay your bank to reproduce them) ?

We generally do a couple of cases a month with them - never easy but we have always managed to 'get there in the end with them' (but I do understand where ACG is coming from on this).

    Thanks for the rapid response!

I wasn't on the electoral roll at this property - I was still registered at my parents address.

Do you all think that I'll have to re-apply to another lender? If so is one failed application likely to be detrimental?

    Thanks all.

I bank with NatWest and it seems when you update your address, it goes back to all old statements and changes address on there too. I've banked with them for 10 years. I've asked for an old bill from my mobile phone provider at a £5 cost. Something tells me they won't accept a mobile phone bill.
  • With that information to hand (knowing what touches this particular lender's tilt button) I don't think we would have gone have gone there.

I still think an answer is possible with the bank statements (unless of course you left them registered at your parent's as well !!).

Well - you learn something every day !! I didn't know that about Natwest. How about their correspondence records ?

Possibly not, I work in conveyancing and we dont accept mobile phone bills or credit card statements for proof of address.

Thats wierd about Natwest, I just checked my account and I see what you mean, very strange :o
