    You can believe what you want to believe. My message is that even after MMR the market is actually not this scary if your credit rating is ok. We found a 90 percent mortgage above 500k really easily and I just want to encourage people. Don't believe all the press. Some lenders might be very cautious but most are actually quite reasonable. I found dealing with a broker actually more stressful than dealing with the bank directly.

    I spoke to an underwriter at my local Halifax branch, went through my details and paid for the survey during the same session as I wanted to proceed due to being messed around by brokers. He said it was all done so long as my circumstances didn't change between then and completion.

    That's exactly the same situation we were in! Easy and simple process - hence, don't believe all the scare stories.

    MMR has fundamentally changed the mortgage market. As the onus is very much on the lenders to behave in a responsible manner and lend on an affordable basis. The vast majority of applicants don't experience any issues and therefore have no need to post their experiences on MSE. So the posts on MSE are not generally representative of day to day activity in the mortgage market.

    Underwriters don't work in branches. You would have spoken to a branch based "advisor" who has taken you through an application, then paid a valuation fee.

    I've done my job for 15 years. I write somewhere between 200 and 250 mortgages a year.....hey, what would I know!!


    It's possible, that if it was a simple case, it went through relatively smoothly. However, it is NOT representative of the market at the moment since MMR.
