no one can say for definite, or even advise without any further info.

as a starting point, whats your salary? do you have any other existing debt (apart from the mortgage)? whats your credit history like? I'm presuming ok, if you've just been given a mortgage....

Either the company who is giving you your mortgage, or your bank would be a good place to start.

I am calling troll because its insane to not have this dealt with the completion date this week!!

What if you cant get a loan?

If you have already taken loan, and have not clear yet then there is some problem in taking the loan. If you have been the loan then you can take again according to your requirement.

Why do you need it so quick if it is a home improvement loan?
It is not to use as the deposit is it?
The house must be habitable as you have received a mortgage offer so, could you move in and sort things out first and do the work gradually as you can afford it
Do you have any loans, credit cards or overdraft currently. The amount you are looking for would be the top end for your salary if you have no other debt.
Did you factor the work required into your offer for the property? (but not your budget)

What is your current LTV on the mortgage?
