    As I live not far from you (Reading area) my main point is why are you working in Oxford for 14k? I don't know what job you do but unless you really love the job, this would be the first course of action..... change jobs or career.

    What about finding a job nearer hastings and relocating to your BTL property?

    I guess the mistake you made was not considering the additional costs of the BTL property (which would have been there evene if it was not for the BTL purpose). But that is how we all learn - by mistakes.

    If you sell the flat you would probably not make any money and be worse off than when you bought it (solicitors fees, estate agent fees, mortgage redemption costs etc.). When does the tenancy agreement end - you have this to consider too.
