family purchase & subsequent remortgage

my mother is willing to sell her home to me at undervalue / gifted equity. the LTV would be approx 40%. i have been told by most that my mother could not continue living in the property after the transaction because her "equitable interest" could make a repossession difficult? is there nothing she can sign to confirm that in the unlikely event of a repossession she accepts she has no further rights to the property? (excluded occupier?)
if she were to move out on completion, would she ever be allowed to come and live with me there in the future or would the/a lender always have an objection? what if i had remortgaged by then with another lender, they wouldn't know that she was the former owner? would that break the link with the gift transaction?
would appreciate any advice as this does not seem to be as easy as we had thought!
