The offer is in

Hello everyone,


I posted a week or so ago asking for advice on what offer to put it for the property I want to buy....and I've taken your advice and put an offer in for £10,000 less than asking price. However I have since found out that the sellers recently declined an offer for £8,000 below asking price.


I honestly cannot take the nerves. Is anyone else waiting on an offer decision?


I cant stop speculating at why they have changed estate agents, what offer they will accept and knowing I will have to ride this out is killing me.

    Woooooo hoooooo they have accepted £65,000 which was my first offer! Can't believe it.

    Do I have to wait for this in writing before I apply for my mortgage?

    No. However, they won't be able to issue the sales memorandum so you can have it in writing, until they have both parties' solicitors' details.

    You should not apply for a mortgage, nor incur any expense, until the chain is fully formed and you know your vendor's future plans.

    It's chain free. I also don't have a property to sell so we are good to go. The vendors accepted this afternoon and the estate agent told me this would be sent in writing.

    Do you think I am best holding fire until I have this in writing? Also can I wait to instruct a solicitor untill I have been approved by the lender?

    You can instruct your solicitor to open a file then await instructions from you before doing anything else.

    As long as you set out your solicitor's details on your mortgage application, there's nothing to stop you holding your solicitor work until the mortgage offer is issued.

    Thanks guys. I have a meeting to discuss mortgage tomorrow and also took the advice to instruct a solicitor and have requested a call back tomorrow from one recommended to me. This forum has been a life saver and I can't thank everyone who has advised or wished me luck enough.
