    Will your existing lender let you convert the shortfall to repayment over a longer period? Most lenders will (usually) allow that if there's been an endowment shortfall.

    Have you asked if you can extend your existing mortgage?

    We are IO and did just that for an extra 10 years.

    We are still IO and overpaying. If you are only £20k short that should be easily attainable.
