Mortgage offer expiry

My daughter is buying her first home, which is a new build.
The house should have been completed to move in to in March.
Communictaion with the builders has not been good, but has been delayed to mid June n ow.

Today my daugther has been told the by Building Society that original mortgage offer expires on 30th May, so new mortgage offer is a rise from 2.3% fixed till xmas 2015 to 2.9%.

As the delay is due to builders, not her, does she have any rights or how to negotiate a better deal?

Any advice as financially causes extra burden.

Build dates are only estimates and subject to.

If 2.9% is likely to cause issues. Then is the mortgage affordable as longer term rates will be heading far higher.

    Which lender?

What date will the build be completed and the NHBC Cover Note available?

Is 30 may the expiry date, or is that the date her last/only extention runs out?
