You seem like you have everything in hand and I think it's good to be thorough. I wish I'd had as much confidence and done as much research as you when I was a FTB, maybe then we wouldn't have ended up with a rubbish broker and been further shafted by her 'recommended' conveyancers. Good luck with it all, sounds like you'll be just fine :)

Thank you. Thing was that I wasn't really sure where to turn, which was why I figured here would be a good bet. Again I'm guessing its pot luck with brokers. All stages could need a bit of luck so fingers crossed, it's looking good now.

You have spent a long time pondering over your (what is a relatively simple fix) situation. This length of time will be delaying your purchase.
Purchases usually start with an accepted offer followed extremely quickly by your mortgage application. This delay is even more concerning given the length of time mortgage applications have been taking with the run up to and change over of MMR systems.

If I was the seller (even if the seller isn't in a chain (is this information offered I don't know from your wall of text) I would be doubting your seriousness if you didn't have your mortgage application underway within the first few days of the chain being formed.

Why ask for advice if all you are going to do is treat those of us who took the time out of OUR very busy lives (you make the bad assumption that we all have a spare half hour to waste on your problems) to try and help you only to be treated with complete and utter disdain.

No, its a terrible assumption, you said you read my entire post, and commented specifically on time, please feel free to quote me on anything i said where i actually gave a time length related to the point between being letdown by broker reply to now. Because other than the solicitor query, that is the basis of my post, which is fairly simple to tell, especially if you read it all.

Alpha your not making this easy on me and i apologise to everyone else for getting sidetracked but if people are going to criticise do it so i can hold my hands up and take it on board not so i have to point out the flaws in it. Like so,

Its not like im taking those 2 quotes out of context, you put them in the same reply. Your attempting to prove an assumption, you made, based on timing, on the pretext that you read my entire post, then in the paragraph below, making a point, again on time but based on the chain that you openly admit being unsure of, due to my "wall of text" seriously?

For the record we were waiting on their end of the chain to close, we were waiting on them, so that point is null. It wasnt stated in the wall of text, just summed up in a summary for people that didnt want to read a wall of text...

Have I? Im fairly certain i spent less than 2 days between being told id only get a more expensive mortgage, awaiting what that mortgage would be, to coming here and addressing my concerns. Seeing as we waited almost 2 weeks for the chain to close on their end, i personally dont see how we have delayed anything. I understand this could lead to delays, im the bloody one that stated it in the first place, all your doing is telling me what i already said but making it out that ive already caused it. The only relevant time you had was from when i first posted, so to make out that this is causing further delays when those initial replies were less than a day old is ridiculous.

Your further argument on this point is made even worse by the glaring fact you havent bothered to read my replies where i clearly stated, for yourself, and others about the time frame i acted in, its in a paragraph with 5 lines. The fact youve posted all that after i posted a status update only looks like your spoiling for a fight rather than giving genuine help. If you really want to criticise/help then atleast read the reply to your very first post.

    And finally, this

Only a couple of you fall into that category, and to begin with i wouldnt say it was with utter disdain, i acknlowedged comments and challenged where i felt was needed and the sad thing is, all everyone saw was the challenge, those who fell into the category just seemed to see red and therefore replied aggressively because apparently i cant query replies when im seeking help, you did not, reply to relevant queries i continued with.

I dont assume that, this is a forum, that onus is on you, you chose to read the thread and reply, you did that, i did not summon you here. I appreciate anyone that comes here to reply but not to openly troll or take the issue off track, this is what happens if you pick and choose and then assume. The only person i had a major issue with was zarf, and that doesnt require any explanation. I didnt want to throw uou in that category but quite frankly you did it yourself. If i felt like i had mislead or offended you without good reason id be the first to say sorry.
Ditch the broker and go direct, worked for me. Plenty of advice on here as to who you'll be most likely to be accepted with, check your credit file etc. don't over complicate things, buying a house is stressful enough. Just go with a local solicitor and the mortgage company will sort the surveyor. Simples

Appreciated, this is exactly what i ended up doing, as per my last post. I ran the affordability tests online prior to calling but got there easily with second option. We checked all 3 credit files, before we started looking so knew we were in good standing there, theyre running credit checks on us at the moment, so should hear back by tomorrow.

I know, i shouldnt over complicate it, its just because of what it is and i guess mmr hasnt helped, although the mortgage advisor im dealing with is great, we had a good joke about all the bad press mmr has been getting.

Solicitor is sorted, all forms filled and returned.

Because like buying a car it's your choice. Mortgage products come and go every week. A broker can only suggest.

At a point you are simply wasting peoples time. They've other clients as well as you.

I can totally appreciate that, i think with the way things had built up to this point i may have been overly worried, the point of coming here was to see what others would do in my place, mixed opinion as expected. For the record the broker never came back to me, i never actually told them i would be going with a direct product, as per initial post, i asked for i formation on the product that was to be offered, and it never came, not since original post. This is exactly why i was feeling let down, i merely used a single product of many as an example and it was taken that i would be taking it and no longer require help. Even when this was clear and still requested what the product was, nothing.
