                    I understand that some lenders have an Offer of Loan expiry lasting 3 months ..
Can somebody tell me, at which point does the countdown to expiry begin?
- Naturally I'd assume that the 3 months begin ticking down once the Offer of Loan has been approved/issued? Is this right?

            Yes. Usually from the offer date.0

            With applications taking nearly three months in some cases I daresay there wouldn't be a lot of house moving going on if that were the case !0
