Alternatives to mortgage?

We're buying a renovation project, a large ex-care home & 2 ancillary buildings which we will renovate & run as a training centre. As it's a mixed residential/comercial endeavour we've struggled a little to find a mortgage to apply for. Found Ecology Building Society who seemed ideal but they have just said no on the grounds of the building being too big(?!)
We only need a £40k mortgage, can use about £10k of savings (was our contingency fund) & could possibly borrow £15k in credit card advances. Wondering whether just getting a personal loan for the remaining £15k could be the best way forward, rates seem to be the same at around 4.5%. Is that a crazy idea? Currently replaying a much higher mortgage so repaying credit card debt quickly & loan over 5 years is feasible.
