Possible to get a residential mortgage on a flat that is rented until Jan?

Hi,
I've seen a flat that has tenants with an assured shorthold tennancy until Jan 2008.
I would like to buy this on a residential mortgage - is there any way of doing this if I can't move in until then?
I was thinking I could exchange, and complete after they have moved but I don't think the seller would like that.
I've heard your buildings insurance is invalid if you say your living somewhere you aren't so don't really want to lie either.
Any advice??

Completing after the tenants move out seems the best way forward. Really is the current owners job to sort out the tenants. If he is selling it tenanted I would expect it to appeal to fewer people and therefore be at a lower price.I'm a Forum Ambassador on the housing, mortgages & student money saving boards.
