Put in a lower offer - they can only say no.
If it is a no, keep upping it until you feel u have offered what u think it is worth/ willing to pay. Remind again no property to sell, say mortgage in place and can move as quick or slow (ish) dependant on them etc.
If on your last offer it is still less than asking and they say no don't be afraid to say u cannot go higher and walk away but for this offer to be 'kept on the table'. Fingers crossed they come back to you with a yes.
PS I would only advise viewing properties you are prepared to pay full asking price in the end otherwise you will see a house, love it but cannot pay for it if they keep rejecting lower offers and only want full asking price x0 -
Make an offer and open up negotiations. Until you do then it's speculation as to the vendors are thinking.0

Thank you for your advice. I can afford up to £80,000 but this house needs work and I am not prepared to pay any more than £70,000. The area is good so I would have been willing to pay full asking price but the current condition does not reflect the asking price at all. I viewed a similar property close by and it had been fully renovated and it was the same price but I didn't get the same "vibe" it just didn't feel right. As silly as that may sound.0 -

Doesn't sound silly at all! We viewed lots of properties and turned them down until we found the 'one'. Make sure you keep us updated with how you get on

I can totally imagine living this house and this is the only one out of all the houses I have viewed. That for me is priceless (obviously within mortgage restrictions) ��

Mention that as you look around - but in a way that suggests you think the one you want is over-valued, not just that you didn't like the other one. The estate agent is probably aware of what other similar things in the area have gone for.
