Mortgage advice - advice appreciated

Hi,

Me and my wife are both working full time and have been thinking about buying a house with the approximate value of £150,000 and a deposit of 40,000 - LTV of 75%

From the little research done online we have found that currently Yorkshire B.S. seem to offer the best deal ~ 1.89% - 2 years fixed (them being a sort of mainstream lender).

Could you offer any advice whether that is a good idea or do you know any better deal?
Would planning to remortgage after the fixed period runs out be a good way to go?

    Your asking advice from the forum folk if a mortgage at 1.89% is a good deal?

    Do you work for Yorkshire B.S. by chance?

    A £90k mortgage is more sensitive to fees and other upfront costs than it is the rate. You have only a short time on a two year to recoup any fees. A higher rate with low/no fees may suit you better.

    You are signing up with a lender with a 4.99% standard variable rate. What happens if the lender has no customer retention products in two years and a change in your circumstances means you can't remortgage?

    Thank you for the hint on high fees and remortgaging, that's why I wanted to ask here to get some perspective
