    Ok I will ask around, can I PM you and get your phone number or is that not allowed?

    Also I realise you cant be exact but considering that you can pick a mortgage up with that LTV for 1.48% from main lenders what would i be looking at?

    In all seriousness, the devil will be in the detail and all 3 credit reference agency reports will be crucial.

    Recent conduct on credit, content of bank statements, type/detail on employment etc. will all play a part.

    Have a chat with ACG, or someone away from Estate Agents and at least know that typically you will not pay anything fee wise unless there is a end result.

    It may be a ridiculous question, but following on from the above, what would be the prospects for getting a mortgage with something like 12 defaults and 4 CCJs but a good deposit of around 40%?

    I have a mortgage currently but am looking to move. My bank has advised that my mortgage could be transferred but they would carry out fresh credit checks.

    Though I much regret it now, after being unemployed for several months in 2008 I ended up spending tens of thousands on failed business ideas and other things. All my debts stem from this time, with some that will fall off my credit record fairly soon, but others that will be there for another couple of years, and one CCJ from one of those debts that I got only this year.

    Is there hope for a new mortgage? Thanks for any advice.

    DF72 - Getting a mortgage if the defaults/CCJs are that old should not be a problem. Its probably worth consulting a broker though to give you the best chance of getting it through as a lot of high street lenders may have issues with them.
