Mortgage Offer

Just wanted to post about my joy of getting a mortgage offer.
I say the joy of a mortgage offer as the house we are buying, the seller hasn't found a house yet.
Not sure what to do now, I have 12 days left to accept mortgage offer, then about 6 months to complete.
My buyer wants in very soon, so not sure how deep to go with this else I lose non refundable fee's once I accept.
We really like this house, don't want to lose it, but also don't want to lose our buyers either, as they offered a nice price.

If you were my client I would have advised you not to spend anything on the purchase until the chain was fully formed.

The chain was formed and she got gazumped, so the chain was then broken, she is 'Frantically' trying to find another property. I feel her pain as they are few and far between, I need to ask the question if she is going "chain free" and moving into familys accomodation or rented. As she is downsizing.Plan
