Just a poll here, really.
I live in WGC, Herts and properties have increased around 7% since last July, taking to account two estate agent valuations.
How confident are you in the market for the next couple of years (outside London)? Do you think it is going to cool off slowly, keep up?

We are just outside WGC!! Prices have become silly in the area as of late. I don't see prices stabilising in the near future. It's a sellers market. And the agents know it!0

I moved to WGC from London. Quite a shock in the beginning, from a busy area in London to WGC quietness. But I found the houses here a bit small (mine is a 90 sq m, 3 bed) but the town is quite nice, as it has good schools and reasonable commuting to London. But yes, the market here is busy, I believe it is mainly driven by people moving out of north London.0

As long as property remains an obsession of the UK then prices will rise. Like buffalo, once spooked. The market could soon turn downwards. Confidence is the key. Who knows when the next tremor may strike.0
