Land registry

Hi, we instructed our solicitor to start work on the house we are buying 3 weeks ago. They have received the contract from the sellers solicitor and the searches are all back, they said they are now waiting on stuff from the land registry. Has anyone got any idea how long it could be now before we exchange?

Much depends on your vendors and what's happening further up the chain.

What 'stuff' are they waiting for? At the start of the conveyancing process they would normally obtain a copy of the registered title which is either done electronically (immediate) or by post (a day plus post).

If they are waiting on stuff then presumably there is something else being raised/queried - do you know what that is?

You can't exchange contracts until a completion date is agreed between all the parties and you don't normally agree a completion date until all the paperwork is back and satisfactory.

  • We have agreed a completion date with the seller of 20th June (private sale) and presumed all the conveyancing work would be done by that. They are moving into rented accommodation so there is no chain and they have got somewere lined up. I dont know what stuff they are waiting for, they just said they are waiting for stuff to come back from land registry but as a ftb i dont really know what they are doing or how long things take so just took it that that was what happened.
