Mortgage, deed of gift, insolvency indemnity insurance

Hello all,
I bought a house 5 months ago using a cash gift. Since then I need to get some work done and am in process of getting a small mortgage.
The mortgage company is asking for a signed deed of gift - which I believe can be got from the internet (it's a simple plain cash gift no strings and relative has no interest in house).
Mort company is also asking for indemnity insurance (insolvency) which I believe must be arranged by a solicitor.
Does anyone know where to get a gift of deed template (other than Davies solicitors one) and any experiences of getting the insolvency indemnity insurance ?
P.s there was no mention of either of these at the time of buying. Oh we'll.

The mortgage company will be asked for a gift letter. We have a standard format on our website. PM me and I will send you a link.
Your solicitor will sort the indemnity insurance, most of them love this because they get to make a bit extra so they tend to have contacts to source it.I am a Mortgage Broker
