Can a seller put house back on market without telling current buyer?

They can but it would be rather unwise unless they were privvy to some information from their solicitor advising the buyer can't proceed.
Have you seen it advertised? Have you spoken to the EA or solicitor in who is working for the buyer?0 -
Well, technically yes they can do this before exchange of contracts. But estate agents, in my experience, don't like this because it encourages gazumping (obviously) even if their fee is higher as a result, and they are the ones that have to deal with the fall out from the buyer.
When making an offer it is always advisable to state that your offer is conditional on the house being taken off the market immediately.
What makes you say the house is back on the market? Have you seen it on rightmove etc?0 -
The developers have been phoning me and threatening to put it back on the market because they are unhappy with how long my solicitors are taking.
The property is in a developent of 6 and today I noticed one that was previously SOLD STC on sale again for £10,000 more than the original price. It is a different number to mine but I'm still completely paranoid that it is due to the fact that mine has disappeared off the website even though it was on there SOLD STC right up until this new one appeared.
It doesn't make sense to me to up the price if a sale fell through? Seems to me they have put mine back on and they know they can get more because there has been a lot of interest in it.
I hope that makes sense. We were hoping to complete this week when the final land checks come back but as I said, they are very very impatient.0 -

Developers threaten to pull the sale at some point on nearly every property deal they do.
Having said that - data on a website is no indication of anything.
If your solicitor has a genuine problem make the developer aware of it and tell them to grow up.
If your solicitor is just useless, give them a good kick.I am a Mortgage Broker
