decision in principle

Hi
FTB had DIP which has now ran out. We haven't found a house we like yet - how important is it for us to get it renewed? Only change in circumstances is my pay rise?
Was planning to get another one but not sure if this will adversely affect credit score when we ever do find a house?
I should add first DIP was with a bank and rates were really high in comparison to what a broker showed us so we were planning to get next one with broker.

I would leave it until you find a property.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Does it not matter once you've had one? Obviously they will know we have had 1 done and we are looking at properties well below our max. Just the house we put an offer in on (and subsequently the buyers pulled out) the EA wouldnt take it off the market till they saw a copy of our decision in principle0 -
DIPs take a few minutes to get. To get them for without having a property is pointless.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. There are plenty of brokers you don't need to see who can have all the information on file and run the decision in principle on receipt of a phone call, txt or email.I am a Mortgage Broker

You can go and see a broker whenever its convenient.
They can keep hold of your details and do a DIP when the time comes.
I regularly see people i cant help for 3-6 months or more in certain circumstances (but thats because i do a lot of adverse). When the time comes i still have their details on file.
As amn says though, you dont need to see brokers face to face. Some will do it over the phone/email.I am a Mortgage AdviserYou should note that this site doesn't check my status as a mortgage adviser, so you need to take my word for it. Ok I might arrange to see them just because we have a few questions but that might be a good idea to just have the information. As I say I have had a payrise so it might be slightly more allowed not that it makes a difference.
Thanks for advise0
