95% Mortgage With Long Ago Poor Credit

I have 3 defaults from the recession days and a job loss. They are 3k, 300 & 700 all very close to statue barred, and all due to drop off early next year. This will immediately improve my 'rating' I believe.

What I would like to know is if anybody knows of any lenders, or any decent brokers, that can advise on 95% mortgages in my situation. I earn £32k per year. Also, waiting for next year is not an option.

    Get copies of Experian, Equifax and Call Credit to a broker.

    What has your credit conduct been like since? Any missed payments on anything?

    If you have settled them yes likely to be a solution. If not settled probably a solution depending on the rest of your case.

    Expect to pay a fee to any broker you approach and you probably need a broker.

    My credit has been fine with no other late payments for years. I have not had any credit other than football season tickets which have all been green. I recently took out 3 credit builder cards, these obliterated my 'score' on Experian ironically. These are only for credit building purposes, and I think I may have took too many out. I do not have many financial commitments, and have a very secure job. Affordability would not be an issue for me, just deposit for now. I am prepared to pay a fee, I accept that is the price I pay for making mistakes.

    Doing too many credit searches in a short space of time as you have seen is not going to help your score.

    Speak to a broker, because of the age there may be one or 2 lenders who will look at it.

    I would just say use google. Preferably avoid estate agent based brokers.

  • We had similar issues with historical default and low deposits. We had a lazy broker who strung us along for a while to be told we were declined in the end. Then we contacted Dave Ham, (above) and finally got lots of sensible, honest advice, not to mention immediate answers to queries from him and his colleague Adam. We also got a mortgage offer quickly. It probably sounds like he's paying me now as I always tell people to go with him, but coming from a customer service background I really value companies that get it right. Give him a call if your looking for a good broker that can help, or at least they will tell you straight if they can't!

    How similar?

    One more late payment than another person could be the difference in accept or decline. The margins are very fine.
