Just because it's an astute choice to follow a particular course of action that will be financially beneficial for the individual doesn't mean that it's beneficial for the nation if lots and lots of people follow that course of action.
But people do what is best for themselves, not for a nation as a whole - that's a Governments job?0 -
I have two tenants since last year .
One is high maintenance ( asked me to get an electrician round because the light bulb was flickering among other things )
The other I have little dealing with ,no major problems rent paid on time .
The first one I will increase the rent on in July the second I wont .
The first one needs to realise I am not the council and do not subsidise their housing ,if they want me to change a bulb they will pay via increased rent.
exactly ... and this is standard business practice... I charge those who usually pay me late more than those who don't....0 -
crikey - I think charging them for an electrician to go in and teach them how to do it would be reasonable?
Surely part of being in business is dealing with people using your business?
Not everyone has the same level of "expertise" shall we say when it comes to day to day stuff. Secondly, the tenant may feel as if he's not allowed to change the bulb. Afterall, they are not allowed to hang a picture...
Not sure that's a reason to simply charge them more. And no, it's hardly reasonable.
On a more serious note, you started this thread asking why landlords get so much flack. Your response, and old gits response to the tenant (jacking up the rent as they have annoyed him) is a prime example of why landlords have such bad names.
I mean no offence, maybe this sort of response to someone of lesser intelligence is standard practice...... BUT, with that, you have to accept some responsibility when it comes to landlords having a bad name as it's not acceptable to send an electrician round and charge for "the education" simply because they took up some of your time.0 -

Of course most people will do what's best for themselves. That's why the government's job is to attempt to arrange the incentives so that when people choose what's best for themselves, they end up choosing what's best for the nation as a whole.Do you know anyone who's bereaved? Point them to https://www.AtaLoss.org which does for bereavement support what MSE does for financial services, providing links to support organisations relevant to the circumstances of the loss & the local area. Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.0 -

I've been in this situation at least twice (if not more), each time it was solved by simply explaining by telephone (in a very friendly way) that it is the tenant's responsibility. I really don't see why nastiness is necessary to escalate what might be a simple misunderstanding. Tenants new to renting might simply not understand what the roles and responsibilities are and need to learn.Chuck Norris can kill two stones with one birdThe only time Chuck Norris was wrong was when he thought he had made a mistakeChuck Norris puts the "laughter" in "manslaughter".I've started running again, after several injuries had forced me to stop0 -
