The electoral roll stopping us getting a mortgage!

    Order all three versions of your credit files (yes, they are different) and put them in front of an independent mortgage broker.
    We saw the bank and then cancelled the broker visit after not being able to get the mortgage in principle with the bank.
    What an incredibly strange attitude. For most people, the broker visit would have become more important.

    I'd go an see a whole of market broker. It sounds like a case of not having enough of a credit footprint, rather than a bad one, though you'd think the car loans would count for something. The insurance quotes are not an issue, if they can even be seen by mortgage lenders, they will most likely just be ignored.

    It sounds very strange. I'd double check that all 3 credit files are fine and that they are reporting you being on the electoral role correctly. It would sound like more of an issue of you not having a history of credit more than anything else unless there is an issue with incorrect reporting.

    So, we have finally found out the problem... There was a marker on my savings account to stop me getting credit or going overdrawn which should have automatically been taken off when I turned 18!
    Finally we have out mortgages in principle, it is just a shame that bank could not see that this was the issue straight away. Thank you for all your comments and advice.

    You would need to be 18 to be named on the roll.
    23 years and 21 years respectively, I got a shared tenancy away from this address for 12 months when on a placement year but can not see any evidence of this on my report.

    So nowhere near 5 /6 years registration.

    HSBC? Stick around on here and you'll see that they are one of the stricter lenders. Get yourself a whole of market broker (not one from an estate agents).

    They often appear as multiple searches on a credit file.

    I suspect you are using Noddle. Despite being not far short of a decade at my address they provide me with the same message.

    Time on the electoral register can make a difference. But if you've been on for over three years I doubt it's a relevant factor in 99.5% of credit declines.
