Hello all,
Have been viewing this thread for several weeks and this is a first post. I've found this whole process quite new and daunting so advice and reassurance would be much appreciated.
My partner and I are hoping to buy our first house under the help to buy mortgage guarantee scheme and are awaiting the outcome of our mortgage application.
We have had an offer accepted on a very lovely property for 220,000. We live in Scotland so this corresponds to the home survey valuation.
We have a joint income of 84,360 - but an unusual work set up in that our paychecks show a basic salary plus a banding - we work 50% of our time out of hours so receive a 50% supplement of our income each month. This amount is consistent and never varies month to month. Our work situation is also complicated by the fact we are employed by an NHS Deanery which includes several health boards so month to month our paychecks can show as coming from a different health board.
We each have a personal loan (4000 and 13000) and each have a credit card (balances 650 and 2500) along with a car finance deal of 300 per month.
Credit reports are generally ok but I had a period of a few months in 2009-2010 where I didn't pay my student credit card as I didn't have the money to pay it off. The card is now fully paid off and closed.
We have a deposit of 11,000. We haven't used a broker and have instead applied directly with virgin money.
I just can't help but feel the answer is going to be a no, and I find that crushing.
Is there a lender out there for us?

Surely, the guidance should be sought before the action.
