I have savings, I am going to use to pay off all my debts,
I want to get a buy to let mortgage as soon as possible, to rent out.

If companies are not on my credit file should I pay them back?

I was told after all my debts are paid off I can apply for a mortgage within 90 days is that correct, if not do I have to wait 6 years

I have also been told by a company they can get partial settlement on ccjs, how can they do this?

Also when does a debt become starred barred, when they last contacted you when you last paid them or 6 years from default date?

Finally should I go for full and final settlement or partial, in terms of what will help me get a mortgage

Thanks

6 years from last payment/contact acknowledging means its statute barred.

Defaults and CCjs' stay on your file for 6 years.

    Full settlement will look better.

Your file sounds in a pretty dire state tbh if you are looking for a mortgage, never mind the more stringent BTL option. What exactly is on your file in terms of defaults, ccjs?

    Hello there,

Most creditors are likely to register a full & final settlement as a 'partial settlement' on your credit file. This may force a potential mortgage lender to manually assess your creditworthiness. There is a distinct process to obtaining a full & final settlement - we have a useful fact sheet that covers it *here*.

Different debts may have different points where they become statute barred, for most debts this would be either six years from the point in which they could first sue you for the full amount owing under the contract (this is known as the cause of action) - or from the date of your last payment or written acknowledgement if they were made after the start of the cause of action. I really hope this makes sense!

    Best wishes,

Read the National Debtline factsheet and follow their advice.

With a ccj and 5 defaults if I were you I'd be waiting for them to drop off your file before applying for a mortgage.

So settle debts for as little as possible and keep saving for your deposit.
