    Personally, i would say you expect your money back within 24 hours otherwise you will be forwarding his details on to Trading standards as he is not acting correctly - he should not be taking payment from you directly as he is not regulated to do so.

    He has hung himself with that email and you are in a very strong position now.

    If your man at P J Commercial Finance is then he shouldn't be.


    If you've been introduced to another regulated broker then you should have received an IDD with all the fees listed, including the fee paid to P J Commercial Finance for the introduction, and on what terms it is refundable.
  • I paid the guy at PJ Commercial finance to find me a suitable mortgage...I have not been introduced to any other company.
  • Update: Tried serving court papers to claim my money back and they have come back as unserved at his PO Box address - any advice on what to do next?

    Royal Mail should release the address of the PO Box holder given the circumstances.

    Have you been given any keys facts illustrations showing the costs of these mortgage products? If so, there should be a regulated intermediaries name at the end for complaints.

    Except this isnt a Royal Mail PO box
