Post Office remortgage valuation

Hi we are hoping to remortgage soon. We don't know how the lender will work out the value though. We purchased 2 years ago and have renovated the property. Prices in my area have also risen significantly.

What influences the valuers decision?

Will he want to see receipts and building control docs to prove the work done?

Surveyors use the recent (last 120 days) sold prices of similar property in the vicinity (within 0.5 miles.)

Lender's solicitor will be interested in certification. Surveyor will value assuming all documentation is available.

Thanks. So we don't have to get out every receipt and building control document? They will just assume all is in order. It is but I just need to know what I have to have ready
