Remortgage advice needed please

Hi, I am due to put my property up for sale following a divorce. There will be equity of roughly £100k for me to use against another property. I want to downsize and can afford a mortgage of £150k on my salary. What is the best way to buy another property - do any of the help to buy schemes work for me or anything similar?

What you may regard as affordable a lender may not.

With £100k equity, you don't really need Help To Buy, but the newbuild equity loan version would increase your deposit further, at the expense of a loan which sees you repay the percentage of the property value you borrowed, not the £ amount.

Interest-free for five years, with annually increasing payments starting in year six.

If you don't want a newbuild, all this is moot...
