The pain of selling!

Hope you don't mind a quick rant from a (very!) newbie but I am finding the whole process of selling EXTREMELY painful! I have reached the grand old age of 40 without ever havng sold a house but, boy, am I paying for it now!
So perhaps you wise people could tell a first-timer like me why:
1. Viewers book an appointment through EA, call EA back several times to change the time of said appointment, and then don't turn up AT ALL?? This happened not once, but twice today with two separate viewers
2. It always starts raining as soon as you have finished washing the kitchen floor. Presumably this is to maximise stress for vendor (and her dogs who are then banned from the house due to paw mud) immediately prior to the no-show by aforementioned vendors
3. Why do viewers (when they do turn up) feel obliged to do all but offer you a substantial cash deposit, after waxing lyrical about every single room, cupboard, fixture and fitting in your house - and then tell the EA that "it isn't really right for them". Why not, for example, be just politely non-commital??
Sorry to rant but, as I said, this is a first for me and I am finding the whole experience completely and utterly bizarre! Am now on viewing number 12 and am not sure how much more I can take! Perhaps I should consider e-bay...

Wait till your buying!! Sometimes a place can seem great when your there, then when you go home and think it over, check the area some more etc. You might change your mind slightly.
Don't forget they could just be being pally to sound you out, see what your like. When we were looking we thought its quite important what the vendor is like. We had 1 vendor !!!!!!ing us around all the time till we pulled out, which we had an inkling they'd be like when we viewed but loved the house so much we risked it. Never again
Perhaps they should be less keen to not lead you on though

I feel your pain. I have a 7 month old, I keep the house impeccable for in case I have a viewing. I never say no to any viewings that is inconvenient, I just whirlwind through the house at 700 miles per hour to clean up the babyspit, toys etc that can turn my impeccable house into a war zone in 2 minutes flat!
The right buyer will come along, don't worry, I keep telling myself this, although it is very hard.
But I am getting fat on all the cokes that I grab for energy.:D0 -
I can also sympathise. We are looking for a tennant and still living in the house we will let (new house wont be availble for another 6 weeks yet at least). I have two parrots and beleive me trying to keep the house tidy all the time is a nightmare, having to rush back from work to tidy the house when we have a viewing at 4pm or something like that!
Also someone agreed to rent out house yesterday and we were so relieved - today they have changed their minds :mad:

Well, here we go again!
Another 2 viewings booked for tomorrow morning so it's a very early start with the mop and the Mr Sheen. These are viewings number 12 and 13 and, as I read somewhere that it takes an average of 12 viewings to sell a house, I am absurdly optimistic (but that could have something to do with the bottle of Pinot Grigio I've enjoyed tonight)!
No doubt they will rant and rave about my wonderful, beautiful, idyllic, CLEAN perfect house - and then tell the EA that it's not quite right for them...

Good luck..as you are escorting them to the door at the end of the viewing say this..
"Do you like it? wait for reply if yes say this "Do you like it enough to buy it?"
then say nothing..

Have to admit to falling over myself with compliments whilst viewing the house, but then not putting an offer. I could have been brutally honest with the vendor and have told her that I would have put french doors on the lounge but there didn't seem much point. I honestly loved the house, they had put in a huge amount of work and it really showed. The problem was when we realised in daylight that the street and surrounding area was horribly depressing. Short term it would maybe have been ok, but I don't think it's value would have increased in line with houses in other nearby areas which would have made it near on impossible to move on.
