Seems like Halifax only do soft searches

Hi there

I have a mortgage offer from Halifax, done DIP and full application with a MA. It seems that there were no Hard credit searches done by Halifax on equifax, experian, noodle and call credit checking checking and checking but no hard search footprints whatsoever (both my partner and I) . Everything was all straight forward from beginning to end. They only required our payslips.

Been reading other halifax mortgage customers who recently had an offer(some not all) dont find a hard search on their credit file. Not that we are complaining...not at all :)

My question is...how do they check affordabilty, good credit rating etc? or how they determine whether they will give you an offer or not? I thought that credit files is one of the things they check before giving out a mortgage offer?

    They do a full search on full application. A ' soft ' search only on decision in principle.

    A soft search can only be see but other members of the Lloyd's group.

    was wondering though how come we got an actual mortgage offer which is with our solicitor and I look at all the 3 credit report agencys and no searches what so ever? Is that even possible?

    Are there other credit agencies they check apart from experian, equifax, call credit and noddle? As no searches on there whatsoever. The first bank we got an AIP on was natwest which shows up in searches on our credit file as opt in. But our MA said to go with Halifax. No searches at all...

    I've noticed the exact same. Mortgage offer received, money has been transferred, only soft searches registered.

    One of my office mates completed with a mortgage from Halifax two weeks ago and they have been diligent on checking their credit file. No hard searches either. Really makes you wonder what other agencies they use if no searches come up on equifax, experian, call credit and noddle. Oh btw we dont bank with Halifax and my office mate banks with natwest.

    yes to make it clear we have a soft search done on our equifax on AIP but that was not and not a credit search opt in as it came out with Natwest.

    Same, plenty of quotations and unrecorded enquiries with experian, no hard searches at all, nothing showing on noddle either.

    We completed towards the end of February.

    Halifax soft search only picks up public record info and last three years account data at current address.

    Once the full application is submitted, the system can carry out a full search and search other CRAs and previous addresses to verify data.

    It appears that the further searches are only carried out as a "failsafe" if there is anything questionable at full application, in which case it's referred to Credit Decisioning and the further checks are done manually.

    We have recent cases where it passed at DIP, passed at full app and a few days later was declined by CDT.

  • I've recently had a Halifax mortgage offer, and there are six 'mortgage quotation' searches and one 'unrecorded enquiry' on my Experian report, and nothing on my Equifax report. I wonder if they'll check again?
