The credit search will be recorded. Should the lender choose to do another search prior to release of funds the search(es) for the sofa MAY have been sufficient to lower the credit profile to cause a decline in the lender scoring system.

Nothing to do with when the DD is set up.

We mortgage brokers routinely tell clients not to apply for any credit prior to completion.

Up to the individual obviously but why risk it?

My MA told me not to take out any additional credit until after completion as the lender could credit check you at any time

We need to get a new sofa too but I've got my deckchairs at the ready for the first few weeks, I'm not going to risk it.
