Does anyone Rent a Room in Belfast?

Hi,

I'm looking into renting a room in Belfast and I've done the usual checks on Gumtree etc. I've found a decent house, sharing with two others for £250 PCM and I then contribute 1/3 towards oil and electricity bills. The house is in the Catlereagh area and my question really was is this the going price? Obviously I've seen cheaper and more expensive on Gumtree but I would just like a second opinion on here.

    Find a similar house on propertynews.com and click on find stats. I just found a 3 bedroom on the Castlereagh Road and the average price for similar sized houses in Castlereagh is £610 per month.

    Assuming your two potential housemates are paying £250 a month as well, then the rent overall of £750 seems steep enough when compared to Castlereagh in the stats. However, if they're paying the average and are taking £250 off you, then they're paying £180 each and letting you find the majority of the rent.

    I think there might be a fair difference in price.

    I wasn't familiar with the area and that turned out to be my downfall. £220 does seem to be the going rate for a room around Belfast though so perhaps I was unlucky just.

    I was in Rosetta and paying £200 for a room. Got it talked down from £220 coz I was downstairs between kitchen and living room. Plus sharing oil/gas/electric/TV licence. Two other double rooms were £220 and single was £150.

    I rent just off Castlereagh Rd, lovely semi with garage and gardens, 2 sitting rooms and floored attic. 3 bed for £205 + bills.

    I think it totally depends on the house. I found ours by posting an ad on gumtree saying what my friends and I were looking for and let the landlord come to me. I was so sick of looking at student doss houses.

    Leases vary from property to property.

    It totally depends; are you dealing with an agent or landlord? If its an agent, that's where the extra cost lies.

    I'm directly with the LL, we agreed a 1 year lease in writing then verbally agreed to continue for a 2nd year but we can break at any time with 30 days notice.

    Just read your agreement/ lease carefully and if you're not happy with anything, bring it up with the before signing it.

    Most decent landlords would prefer happy tenants that will look after their properties whereas agents just want you to sign for a year and forget about you so long as you're paying rent.

    General agreements are deposit + one months rent upfront and then you get your deposit back when you vacate providing you have given the appropriate notice and the property has been looked after.
