I've got an aged uncle who is thinking about investing in this share offer.

Good:-
Reasonable return, inflation linked
EIS qualifying so should get some tax relief
Green, so must be good
Bad
Long term investment - he may not be around for much of it
Projected returns seem to include inflation, so are less in real terms?
Shares not traded so access to capital is lost
May never happen or get built late
Site may get vandalised
Anything I've missed?
