Help with my mortgage

Hi I'm having a little bit of a panic I sold my flat yesterday and have rang the mortgage company I'm with to see how much I can borrow to get buy a new property. But they have said I can only borrow £75000 which is less than my flat which I sold for 93000. I can only get a 5% deposit and was looking to borrow around £120,000 to £140,000. I have had to go for a mortgage on my own as my partners credit rating is only seen as satisfactory so we don't think she will be able to be included on a joint one. I am now obviously panicking as we have sold the flat thinking we could borrow £135,000 which was quoted from the mortgage company last year but because of the new dependents part they say I can only borrow £75000 which is no where near what I was hoping for. Any advice would be appreciated. Thanks I'm advance

    You could speak to some other lenders?
    You could try a broker?

    Im not sure you are going to get from £75k to £135k but you never know.
    Also is there any chance of getting your deposit to 10%? Usually the affordability stress testing is easier at 90% LTV so it may be that allows you to borrow more.
