Mortgage Debt Problems Please Help!!

Hi! I'm new here (please be nice) and seeking some advice for my mum. This is a bit of a long story so please bare with me.

My mum is really struggling at the moment to pay her mortgage. She is joint owner with my dad (but they are separated) he no longer pays his share of the mortgage and has now left the country. The mortgage is in arrears of around £30k and she has been on the verge of repossession many times, lots of court hearings etc.

A repayment plan was worked out with the mortgage company (on an interest only mortgage), including the debt she has to pay around £1500 a month. My mum can not afford the mortgage on her own my Husband and I have been helping her for the past year but we can no longer afford to do it. To make matters worse she has now lost her job! I have advised her to sell the property and clear the debts and hoping she will have something left over to get some thing smaller. My mum told me that there is a charge on the property from debt my dad has racked up she is in the process of finding out how much the charge is from the Land Registry. Because of the arrears and all the court dates the mortgage company have said there is no room to miss any repayments they will evict her & repossess the house. With her being out of work this is looking worryingly likely.

I'm worried that even if she sells the property & clears the charge there will be nothing left over for her to find somewhere to live.

What options does she have apart from selling? I've heard of things like the mortgage rescue scheme and companies that will buy your home from you and lease/rent it back to you. Are these sorts of scheme's any good?

Really hope some one out there can help, I'm so worried for my mum I can hardly sleep and its causing issues between me and my husband.
