House not connected to mains sewers.

    I take it this is a repossession? Could the neighbours be connected to the house being sold?


    I'm not even sure if this would be mortgageable TBH.

    No. I believe it was an elderly person who previously lived there and had an agreement with the neighbour to use a septic tank which was on that persons land.

    I know the connection to the sewer is out, just to recap on that incase others are in a similar position. There are 2 bodies involved, firstly the new connection involves the water service, and you pay them a fee for the privilege. Just as important is the digging up of the adopted road. So you would have needed to contact the Roads Service and and you may have had to take out a bond to ensure you make good in a satisfactory manner, and opviously there are also Health and Safety issues.

    A bio disc is easy enough to install but again you need a discharge consent. There is a process to go through and fees to pay. Sorry bit short of time but go here http://www.doeni.gov.uk/niea/water-home/regulation_of_discharges_industrial/septictanks.htm the information should be there. Also go to http://www.klargester.com/ or similar, and the information you need on layout and installation should be there.

    there is also the issue of a soakaway from the tank,

    roughly what part of the country is this?

    The agent told me there was no soakaway. There is a garden, though I'm not sure what the regulations are in relation to how far a mechanical bio-digester should be installed from either the house, or a neighbouring house/land, or how much ground must be provided for a soakaway.

    Maybe I'll find that in the links A.L.D.A provided above (Thanks).
