Architects' Cert / Survey

Hi,
I'm a first time buyer, purchasing a 2 year old property. It's one of a terrace of seven, which rented out for the first year before being put up for sale. Couple of questions have come up...
1. The property developer did not get NBHC warranty, despite this being the norm for 80% of new builds. Should this be a concern?
2. He has an Architects' certificate for the property. Is the general consensus that this is adequate cover?
3. What kind of survey do people feel is most suitable, given the above info? And should I go for the additional flood and drainage checks sold by the solicitor?
Any thoughts gratefully received!

Architects Certificate is an alternative to NHBC and most lenders will accept it. But check with your lender. Or let one of us know who your lender is and we can check.
Personally I would still go for all possible surveys and searches. Some will obviously depend on the area (mining/commons etc).0 -
