    One thing to have a proper business plan. Take the time to find the right properties. Plan an exit. Another to jump in with no thought. Other than a view that property prices can only ever rise.

    Understand finance, the economy, the debt crisis over the post war period, in particular from the early 70's. Then you might not feel so confident with leveraging up with debt at the current time.

    I'm not advocating leveraging up with debt... quite the opposite (warning that it works both ways).
