which mortgage lender will help us with missed payments?

Please can someone help me asap?????!
Have a high credit score with experian and no debts. Both earn high wages. We did not close an unused account with santander and got stung when mcafee took a payment we didnt know about and pushed us £3 over the overdraft (santander had recently reduced from 1000 to 50). Santander never informed us and slammed on the charges totalling £196 and gave us 3 months of missed payments end of 2013 on credit score. All paid and closed now but We desperately want to move and found a house we love. Hsbc deferred an offer in principle and said we need a hard credit check by applying and they will consider the situation. Our current mortgage is also with them. Would u try halifax ( recommended by broker) for offer in principle? Or try hard credit check with hsbc? Or anyone else know about a lender who is more lenient. I also need to rent out our house and buy this one. 90% mortgage on new poperty.

    Why can you not sell the current property?

    At 90% with 3 late payments on the bounce less than 6 months agoit could be a tough ask.

    Are the late payments on all 3 credit reports?

    Our buyer dropped out on current property. Hopefully we will sell it soon though.
    Late payments are on experian and equifax. Haven't looked on the third. Would ut be more likely to be accepted with 15% deposit?

    we need an offer in principle for them to accept our offer officially

    or can we use parents as guarantor? They do not have a mortgage

    15% there would be lenders who will accept it so long as its 3 months old.

    Guarantors are usually there to overcome a shortage of income, not adverse credit.

    I think you would be best go and see a broker and sit down with them with all 3 credit reports.

  • Sorry. What do u mean by if its 3 months old? Experian is nearly perfect scores and equifax say fair scores. Which is the other credit report company?

    Forget the credit scores on the reports, they're worthless.

    The important bit is the what is on your reports (ie late payments/defaults/CCJs etc). If it has been 3 months since you sorted out the payments and everything is up to date then there will be lenders.

    But there could be lenders even if that is not the case.

    There a definitely 3 late payments. Not defaults or CCJ. Is it true that halifax use a soft check using experian? All three reports show the missed payments. I have put notices of correction on two of these.

  • Yes an overdraft of £50. It had always been £1000 but santander reduced it a few weeks before the macafee payment was taken because the account was not being used. @thrugelmir
